Now the fun begins! We’ll start reviewing properties online, explore neighborhoods that match your lifestyle, and schedule private tours to see your favorites in person. After each showing, we’ll regroup and refine your search based on what you liked—or didn’t—to get us closer to “the one.”
Disclosures give us a behind-the-scenes look at the condition of the home, including any known issues or recent repairs. When a home catches your eye, we will review the disclosures together and talk through any unusual items and guide you on how they may affect your decision or offer strategy. You’ll be fully informed, so you can move forward with confidence. We’ll also run a market analysis to compare nearby homes and help you understand value, so your offer is both competitive and well-informed.
Once you're ready, we’ll put together your offer—including price, contingencies, and strategies to make it stand out. Our goal: a strong, clean offer that protects you while aligning with your goals. We’ll handle all the logistics and make sure you feel confident every step of the way.

Whether we’re negotiating price, terms, or repairs, we’ll be by your side to advocate for your best interests. If the seller counters, we’ll walk through options together. Once we reach agreement—congrats! You’re officially in contract and we’ll move swiftly into the next phase.
Once your offer is accepted, your earnest money deposit is due—usually the next business day. This shows good faith and goes toward your down payment. At the same time, your lender will begin the full loan process, order the appraisal, and start underwriting. We'll coordinate closely with your lender to keep things on track.
This is the time to start scheduling movers, setting up utilities (gas, electric, internet, etc.), and planning any post-move updates. Early prep now = smooth sailing later.
Your lender will send your final loan docs and closing disclosure a few days before closing. It will outline all the final numbers and confirm final wire instructions so you can send over the remainder of the down payment. We’ll also schedule a final walkthrough to ensure the property is in the same condition or confirm any agreed-upon repairs are complete, and that the home is ready for you.
