Which Tri-City community gives buyers the most home for their money?
If you're shopping for a home around the $1.5 million price point, one of the biggest decisions isn't just which house to buy. It's which city gives you the best value for your money.
Fremont, Newark and Union City sit just minutes apart, yet what $1.5 million buys can look dramatically different depending on which side of the city line you're on.
Some buyers are willing to trade square footage for highly rated schools, a shorter Silicon Valley commute or a specific neighborhood. Others would rather have a larger home, an extra bedroom or newer construction. Neither approach is right or wrong. It simply depends on your priorities.
To better understand those tradeoffs, I analyzed 115 active detached single-family homes listed at $1.5 million or less throughout Fremont, Newark and Union City.
Here's what stood out.
The Biggest Difference Isn't the Price. It's What Your Budget Buys.
The typical home listed under $1.5 million in Newark offers approximately 1,700 square feet, compared with about 1,550 square feet in Union City and 1,336 square feet in Fremont. That's roughly 365 additional square feet compared with the typical Fremont home, about the size of an extra bedroom or home office.
The differences extend beyond square footage. The typical listing in both Newark and Union City features four bedrooms, while Fremont's typical home offers three bedrooms. Many buyers gladly make that tradeoff in exchange for Fremont's highly rated schools, commuter convenience and long-term desirability.
Every Home Currently on the Market
Where Today's Inventory Is Concentrated
Looking at the entire Tri-City market reveals an interesting trend. A $1.5 million budget sits almost exactly at the midpoint of today's market.
There are currently 230 detached single-family homes for sale across Fremont, Newark and Union City. Of those, 115 are listed at $1.5 million or less and 115 are listed above $1.5 million, making $1.5 million almost exactly the middle of today's market. In fact, the median list price across all three cities is approximately $1.51 million.
It also places buyers in the busiest segment of the market. The $1.25 million to $1.5 million price range contains 80 active listings, or roughly one out of every three homes currently for sale.
By comparison, inventory below $1 million is extremely limited, with just 10 detached homes available across all three cities combined.
Where that budget stretches, however, varies significantly by city. A $1.5 million budget covers approximately 69% of Union City's inventory and 64% of Newark's, but just 38% of Fremont's detached homes currently on the market.
That's because Fremont's detached single-family market extends much further into the luxury segment. The median asking price across all detached homes is approximately $1.65 million, and Fremont accounts for nearly all of the Tri-Cities' luxury inventory, including listings approaching $7 million.
What this means for buyers is simple: a $1.5 million budget opens the door to most of the available inventory in Newark and Union City. In Fremont, buyers have fewer options within that budget, reflecting the city's strong demand, highly rated schools, commuter-friendly location and long-term desirability.
What $1.5 Million Actually Looks Like
While the numbers tell one story, touring homes tells another.
Fremont: A $1.5 million budget typically buys a well-maintained three-bedroom, two-bath home built between the 1960s and 1980s. Buyers are often willing to trade square footage for highly rated schools, commuter convenience and one of the East Bay's most sought-after housing markets.
Newark: Buyers can often find newer four-bedroom homes with modern floor plans and more than 2,000 square feet of living space. For those prioritizing space and newer construction, Newark offers some of the strongest value in the Tri-City area.
Union City: Buyers will frequently find spacious four- and five-bedroom homes offering approximately 1,900 to 2,100 square feet in established neighborhoods, many with little or no HOA expense. It continues to offer an attractive balance between location, living space and affordability.
One thing we've learned after helping buyers throughout Fremont, Newark and Union City is that priorities often change once they begin touring homes. Buyers who start their search focused on one city sometimes discover they'd gladly trade a slightly longer commute for an extra bedroom, newer construction or a larger backyard. Others decide that schools or location are worth giving up some square footage.
That's why we always encourage buyers to compare all three communities before narrowing their search. The same $1.5 million budget can look remarkably different depending on where you choose to buy.
Homes Are Selling, But Buyers Have More Choices
The market remains active across all three cities, but buyers have more opportunities to compare homes than they did just a few years ago.
Median days on market currently sit at 26 days in Fremont, 28 days in Union City and 33 days in Newark, suggesting that well-priced homes continue to sell relatively quickly while overpriced homes often take longer to attract buyers.
That trend is reflected in the data. Thirty-one of the 115 homes included in this analysis have already reduced their asking price at least once, including 14 listings in Fremont. Homes that are thoughtfully prepared, priced appropriately and marketed well continue to generate the strongest interest, while buyers have become more willing to wait on homes they feel are overpriced.
At the same time, new inventory continues to come to market each week, giving buyers fresh opportunities as they search. Combined with a healthy number of homes in the $1.25 million to $1.5 million price range, buyers have more flexibility to compare neighborhoods, floor plans and overall value before writing an offer.
Today's market rewards preparation and strategy on both sides of the transaction. Buyers have more choices than they've had in recent years, while sellers who price and present their homes well continue to stand out.
Which City Fits Your Priorities?

There isn't a single "best" place to spend a $1.5 million budget in the Tri-Cities. The best choice depends on what matters most to you.
If your priority is highly rated schools and commuter convenience, Fremont may be well worth the premium. If you're looking for the most square footage or newer construction, Newark offers exceptional value. If you're searching for a balance of space, established neighborhoods and affordability, Union City deserves a closer look.
