The Property

Built in 1960, this 3-bedroom, 2-bathroom home in Fremont's Sundale neighborhood featured 1,148 square feet of living space on a generous 8,133-square-foot lot.

The longtime owners had used the property as a rental and by the time they were ready to sell, years of rental wear and deferred maintenance had started to show.

The home had plenty going for it, including a large lot and a desirable location in one of Fremont's established residential neighborhoods, but it needed significant preparation before coming to market.

The Challenge

By the time the sellers were ready to sell, the home needed more than a few cosmetic touch-ups. Work was needed throughout the property, both inside and out.

Inside, the home received fresh paint, new flooring throughout, updated lighting and improvements to both bathrooms, along with a long list of smaller repairs and punch-list items.

This wasn't a light cosmetic refresh. It was a comprehensive, room-by-room effort designed to undo years of rental wear and help buyers see the home at its best from the moment they walked through the door.

Just as importantly, we kept the work moving. Based on the sellers' previous experience, we knew that spending too much time preparing the home could become just as costly as not preparing it enough.

Our job was to find the right balance between making meaningful improvements and getting the home in front of buyers while the opportunity was there.

The Result

After completing the pre-sale improvements, we brought the home to market and quickly secured a buyer.

That first transaction ultimately fell through for reasons completely unrelated to the property.

Instead of allowing the setback to derail the sale, we moved quickly to put the home back in front of buyers and rebuild momentum.

The second time around, the home generated multiple offers and ultimately sold at the full asking price of $1,249,900.

For a property that had spent more than two decades as a rental and required significant work before hitting the market, the result came down to more than simply making the home look better.

It was about knowing where to invest before selling, keeping the preparation timeline under control and having a plan when the first transaction didn't make it to the finish line.
