That's where Coldwell Banker's Concierge program comes in. It gives eligible sellers another option to prepare their home for the market without paying for those improvements upfront.
What Is the Concierge Program?
Concierge, powered by Notable, is a pre-listing funding program available through Coldwell Banker that allows eligible sellers to access funds to prepare their home for the market.
The funds can be used for repairs, cosmetic updates, cleaning and other improvements that help a home show at its best.
Instead of paying for everything upfront, repayment is deferred until the home closes escrow. That allows many sellers to complete the improvements first using their choice of vendors and pay for them from their sale proceeds.
If the home hasn't sold within 12 months, repayment becomes due at that time, although extensions may be available if you're still actively trying to sell.
Current program costs are approximately 1% monthly interest on the funded amount plus a $499 origination fee. There are no enrollment fees and nothing is paid out of pocket upfront.
Who Qualifies?
While every application is reviewed individually, the general requirements include:
- Sufficient equity in the home
- An expected list price below $4 million
- A signed listing agreement
- No active bankruptcy or mortgage forbearance
The application process is straightforward and begins through the Concierge portal. A soft credit inquiry is performed during the application, which does not affect your credit score.
What Improvements Usually Provide the Best Return?
Every home is different, but after helping many sellers prepare their homes for the market, the improvements that tend to deliver the biggest return are surprisingly consistent.
Fresh interior paint, new flooring and targeted kitchen and bathroom updates are some of the improvements we most often recommend before listing a home. A fresh coat of neutral paint and updated flooring can make a home feel brighter, cleaner and more move-in ready, while simple kitchen and bathroom updates such as painted cabinets, new hardware, modern lighting, updated countertops, refreshed vanities or re-glazed tubs can dramatically improve buyer perception without the cost of a full remodel.
On many of our recent Fremont listings, these relatively modest improvements have made a significant difference in how buyers perceive the home. Often, they're the updates that help a property stand out online, show better in person and ultimately attract stronger offers.
