While they sit side by side on the map, each offers a distinctly different experience when it comes to schools, lifestyle, price point, and overall community feel.

As a team that has grown up, lived, and worked in this area for decades, this is one of the most common questions we’re asked — so here’s our honest, local perspective.

Fremont: Established, Diverse, and Highly Sought After

Best for: Families prioritizing top schools, buyers seeking long-term appreciation, and professionals commuting to Silicon Valley or San Francisco.

Fremont is the crown jewel of the Tri-Cities, and the numbers back it up. With an average home price just under $1.9 million, it's the most expensive of the three.

Compared to Newark and Union City, Fremont feels more established and polished overall.

Schools are the biggest draw. Fremont Unified School District is one of the strongest in the East Bay, and neighborhoods like Mission San Jose, Northgate, Ardenwood, and Irvington are particularly well-regarded. If school ratings are a top priority for your family, Fremont is hard to beat.

Lifestyle is polished and family-forward. Lake Elizabeth in Central Park is a go-to gathering spot. Quarry Lakes and Mission Peak offer outdoor access, and areas like Pacific Commons and Downtown Fremont continue to grow with more dining and community events.

Commute: Two BART stations (Fremont and Warm Springs) plus access to 680, 880, and 84 make it one of the best-connected East Bay cities.

The tradeoff: You’re paying for all of this. The entry price is real, and inventory can be competitive. But Fremont has consistently delivered strong appreciation over time, which is why buyers who stretch for it rarely regret it.

Newark: Compact, Convenient, and Improving

Best for: Value-minded buyers who want more home for their money.

Newark is the most affordable of the three, and it’s been quietly improving. Average home prices run lower than Fremont, with an average around $1.55 million.

Compared to Fremont, you’re typically trading some school rankings for better affordability.

School ratings in Newark Unified School District trail both Fremont and Union City, which is something families with school-age children often factor into their decision.

Lifestyle in Newark is more low-key. There are parks, the Silliman Community Center, and local restaurants, but many residents head to Fremont or Union City for more dining and entertainment options. The Don Edwards San Francisco Bay National Wildlife Refuge is a hidden gem for nature lovers, and Newark Days each September is a strong community tradition.

Commute: No direct BART station, so most residents drive to Fremont BART. Easy access to 880 and 84.

The tradeoff: Schools aren’t as highly rated, but Newark offers a compelling value proposition and upside potential as the area continues to evolve with new development and updated retail.

Union City: Balanced, Growing, and Often Overlooked

Best for: First-time buyers, families who want good schools without Fremont’s price tag, and those who value a strong community feel.

Union City often gets overlooked in favor of its more well-known neighbors — but that’s exactly what makes it worth a closer look.

Average home prices sit around $1.43 million, offering strong relative value while still maintaining solid schools, great parks, and a welcoming community.

Compared to Newark, you’ll generally find stronger schools and more community-driven neighborhoods.

Schools fall under New Haven Unified School District. Ratings are solid, with continued investment in STEM and after-school programs.

Lifestyle here is suburban and unpretentious. Coyote Hills Regional Park offers some of the best hiking and bay views in the area, and the Alameda Creek Trail connects Union City and Fremont by bike. The city is also notably diverse, with a strong Filipino, Latino, and South Asian presence reflected in local restaurants and markets.

Commute: Union City BART station provides strong access for commuters, along with convenient access to 880.

The tradeoff: Union City doesn’t have the same name recognition as Fremont, but buyers who choose it for the value often end up very happy with both the community and their long-term equity.
